Scheduling
We establish the overall program schedule, comprised of design and construction tasks and track these deliverables throughout the entire process.
Constructability Review
We work with the design team through programming and design development offering constructability analysis and value engineering input throughout the design period.
General Contractor Selection
Gabriel is instrumental in selecting the General Contractor to complete the building team, by developing a comprehensive Request for Proposal and thoroughly evaluating all proposals and financials from a select list of businesses in order to make a solid recommendation to our clients.
Contracts
Assist in the development of the Contract between the Client (Owner) and the Contractor (General Contractor).
Project Controls
Establish budget, schedule, and daily management controls with the General Contracting team member to insure that all requirements of the Contract are satisfied and all management tools are in place prior to the commencement of work leading to a successful project. Project Procurement: Manage the open-book approach with our General Contracting team member, by assisting them in their subcontracting bid process, illustrating to the client all the bids received on bid-day and allowing the client the opportunity to weigh-in on subcontractor awards prior to any commitments. We also validate that the General Contractor has pre-qualified the subcontractors and suppliers prior to bid-day.
Design Reviews
Work with the Design Team and General Contractor to perform design reviews periodically checking for constructability, budget, and schedule challenges and mitigating issues as the arise with the help of the entire team.
